Local care. Clear reporting. Purposeful marketing.
Bank-owned properties need both local oversight and a disciplined sales plan. Jamie Meloni brings 20 years of experience and over 2,000 homes sold to each assignment, coordinating property services, marketing and the path to closing.
01Assignment & occupancy review
Start with a documented understanding of the asset and the client’s instructions.
- Confirm the assignment, reporting contacts, access authority and occupancy status.
- Complete authorized exterior or interior condition checks with dated photographs and identify urgent issues.
- Coordinate approved relocation assistance or cash-for-keys programs; work with the owner’s counsel on possession and eviction milestones.
02Secure, preserve & monitor
Coordinate the property-care functions that keep a vacant asset ready for the next step.
- Arrange approved rekeys, lockboxes, debris removal, cleaning and utility coordination once access and possession are authorized.
- Coordinate lawn care, pool service, weather protection and other assigned maintenance with the client’s vendors or approved providers.
- Schedule recurring property checks; document damage, unauthorized access, safety concerns and storm-related conditions for the asset manager.
03Price & prepare
Build a market-based recommendation around condition, competition and likely buyer financing.
- Prepare requested broker price opinions and comparable-sales reviews, including as-is and repaired scenarios when appropriate.
- Obtain repair bids, compare scope and cost, and coordinate approved work with completion photographs and invoice documentation.
- Flag HOA, municipal, code or title-related concerns for the owner and appropriate professionals.
04Launch the listing
Present the opportunity clearly while following the asset owner’s marketing requirements.
- Coordinate photography and an accurate description of the home’s condition, features and sale terms.
- Enter the authorized listing in Stellar MLS and review eligible website exposure, signage and outreach to cooperating agents.
- Use the asset owner’s portal, offer instructions and any applicable buyer-priority period; HomePath, HomeSteps or HUD channels apply only to qualifying assignments.
05Show, report & adjust
Keep the asset manager informed with property-level information they can use.
- Coordinate showing access and inspection appointments, communicating known access limitations.
- Report inquiries, showing feedback, competing listings and recommended price or presentation changes.
- Maintain the requested inspection, expense and marketing records throughout the listing period.
06Review offers & negotiate
Organize the complete offer package so the owner can make an informed decision.
- Collect required purchase documents, proof of funds or financing information and client-specific addenda.
- Compare price, concessions, contingencies, closing dates and estimated net proceeds.
- Present offers and coordinate counters and approvals through the asset manager’s process.
07Contract through closing
Keep property care and transaction coordination moving together.
- Track inspection, financing, appraisal and closing milestones; coordinate access with the buyer’s professionals.
- Follow up with title, escrow, counsel and the asset manager on outstanding items and approved repairs.
- Coordinate the final property check, possession, keys and removal of signs or lockboxes after authorization; complete required closing reports.

Our plans draw on industry practices and Stellar MLS tools, with the scope tailored to each listing. Explore the source resources below.
Working with a Tampa Bay REO listing broker
What is the difference between a foreclosure and a bank-owned home?
Foreclosure describes the process that can lead to a lender taking ownership. REO means real estate owned: a property already owned by a lender or institution. Searching for a foreclosure agent, REO broker or bank-owned listing agent can reflect different needs. Jamie works with institutional sellers on REO assignments and can discuss available listed properties with buyers.
Which areas does Meloni Realty serve?
Our primary service area covers Hillsborough, Pinellas, Pasco and Hernando counties, including Tampa, Lutz, Clearwater, St. Petersburg, New Port Richey, Wesley Chapel, Spring Hill and Brooksville. Explore our communities and search-area maps or discuss a property assignment.
What does an REO listing assignment include?
Services are tailored to the client’s instructions and may include occupancy checks, property-condition documentation, broker price opinions, authorized property-care coordination, listing preparation, marketing, showings, offer communication and contract-to-closing coordination. The marketing plan above explains each stage.
Can I search for bank-owned homes here?
Our home search displays general Stellar MLS inventory, including properties from other brokerages; it is not limited to foreclosures. Contact Jamie to discuss current bank-owned opportunities and confirm ownership, status and seller requirements for a specific listing.
